AUCTION LOCATION: From Covington, Oklahoma, go 7 mile south on Hwy 74, west side of the highway
This tract of land consists of approximately 160 acres more or less. According to the county F.S.A. office there is 150.91 DCP cropland acres, 150.91-acre wheat base and a 44-bushel yield. The balance is in oilfield site and waterways. This property has good Hwy 74 frontage on east and good gravel county road on the north side. Power is on two sides of the farm.
Legal Description: NE/4 of 23-20N-4 W.I.M. Garfield County, OK.
Taxes: $545.00
Possession: will be given after the harvest of the existing 2022 wheat crop

Wind: there is an existing wind lease. There is no wind turbine but the seller does receive $480.00 per year. Seller has already received the 2022 payment and will retain.
