Auction Location: ON-SITE at Corner of N 2900 Rd & E 0690 Rd
Directions: From Hwy 81 and E 0700 Rd (Beard Oil Blacktop) which is located 1 mile North of Dover, travel 4 miles east on E 0700 Rd (BOB) to N 2900 Rd. Go 1 mile north on N 2900 Rd. The tract of land is located on the NE corner of N 2900 Rd and E 0690 Rd.
Lippard Auctioneers is excited to offer this nice quarter of cropland located just North and East of Dover. We will offer this land in 3 tracts. Tract 1 will be the North ½ of SW/4 of 22-18-6. Tract 1 has possible income from the water reservoir. Tract 2 will be the South ½ of SW/4 of 22-18-6. Tract 3 is Tract 1 and Tract 2 combined and will be the entire SW/4 of 22-18-6. According to the county FSA office there is 158.72 acres with 149.04 in cropland. This farm has good perimeter fences and has shale roads for access.
Principle soil type is Dougherty-Eufala – approx. 103 acres and Eufala fine sand – approx. 57 acres.
Tract 1: North ½ of the SW/4 of 22-18-6. This tract features the 4 ½ acre water reservoir with possible income.
Tract 2: South ½ of the SW/4 of 22-18-6. This tract has the corral that is located in the SW corner of the property.
Tract 3: Tract 1 and Tract 2 combined.

Pre-Auction Offers: Pre-Offers must be submitted to Lippard Auctioneers, Inc. on or before June 1, 2021 @ 3:00pm. Seller will only entertain Pre-Offers on Tract 3, the entire 160 acres. If seller accepts any prior offer to the deadline the online auction will be canceled. Terms of the auction will remain in effect for any Pre-bid Offer.
Possession: Buyer will get possession after the harvest of the existing 2021 Rye crop. Projected date of possession August 1, 2021.

Taxes: $270
Internet Bidding: Bidding online will be available by logging onto website and registering to bid. Neither the auction company nor the seller is responsible in the event of loss of internet signal be either side. Additional fees will apply.
Terms: 10% of the total purchase price is to be placed into escrow the day of the auction with the balance being due upon delivery of marketable title.
